How the estimate works

The displayed range uses illustrative total-debt-to-income levels of 33% to 36%, then subtracts the recurring debts and housing costs you enter. Principal and interest use a standard fixed-payment calculation for your rate and term assumption.

When the modeled down payment is below 20%, the tool includes a simplified mortgage-insurance estimate of 0.50% of the modeled loan balance annually. Actual mortgage insurance can differ or may not apply.

The estimate does not include closing costs, points, prepaid items, utilities, maintenance, property-specific tax changes, insurance availability, credit pricing, reserves, loan-program rules, or underwriting requirements. It is not a preapproval, approval, rate quote, financial advice, or commitment to lend.
